Sorting the Estate, Room by Room
Before anything leaves the house, we sort it.
Brad and Greg work through the property room by room. Family members identify what they want to keep, and that list often grows as the sorting progresses. Something that seemed unimportant at the start turns out to matter. We work around that. We set aside items with potential resale value, flag pieces that may warrant an appraisal, and separate what can be donated from what needs to go to recycling or disposal.

We also do a thorough search for hidden valuables. Drawers get emptied, coat pockets checked, books shaken out. Cash, jewellery, and documents turn up regularly.

Nobody is rushed. Decisions that aren't ready to be made today don't have to be made today. We have worked with families navigating grief, disagreement, and tight timelines — and we know the difference between a decision that needs more time and one that is being avoided. We will tell you which is which.

Selling the Contents — What Goes to Auction
There are too many possessions to sell individually, time is short, and most families don't want strangers walking through the house or cash changing hands on the premises.
We use MaxSold, an online estate auction platform, to sell household contents efficiently and profitably. Everything goes up as a lot. Bidders compete online. On pickup day, buyers arrive at scheduled times, collect what they won, and carry it out themselves. The house clears in a single day.

Practically everything sells, including common household items that would otherwise go to donation or disposal. And because buyers pay before pickup, there are no awkward negotiations on the day.

Some people wonder about the $1 starting bid. That can feel uncomfortable at first. In practice, it attracts more bidders into the auction, which drives prices up. The goal is to move everything, and a competitive auction does that better than a price tag.

The Final Clearout — Donations, Disposal, and a Broom-Swept Finish

Once the auction closes and pickup day is done, there is still work left. Not everything sells. Not everything can be donated. And the property needs to be ready for whatever comes next, whether that is a real estate listing, a transfer to a new owner, or simply handing back the keys.

We handle what remains.

Items that didn't sell and are in good condition go to donation. We know where things go in Toronto, which organizations accept furniture, which ones take kitchen goods, which ones pick up. We do not guess and we do not leave bags on the curb.

What cannot be donated goes to recycling or responsible disposal. We coordinate junk removal where needed.

When we are finished, the property is empty, clean, and ready. That is the broom-swept finish, not a metaphor, just a description of what the place looks like when Brad and Greg are done.
